Buy new, the smart way

New and off-plan units are how most foreign buyers enter the Bangkok market: developers ring-fence foreign-ownership quota, accept staged payments through construction, and handle the transfer. Newer buildings on a transit line also tend to let faster and hold value better. Can foreigners buy a new condo in Bangkok?

Yes. Foreigners can own condominium units outright (freehold) within the 49% foreign-ownership quota of each building. New developments are the easiest way in, because developers reserve quota and handle the transfer paperwork for foreign buyers.

Is buying off-plan in Bangkok a good investment?

Off-plan units are typically priced below completion value and paid in instalments during construction, which can mean capital appreciation by handover. What's the payment schedule on a new development?

Most Bangkok developers take a booking fee, a contract/down payment of 10–30% spread across construction, and the balance on transfer at completion. Foreign buyers must bring funds from abroad with an FET form for the transfer.

Do new buildings rent more easily?

Generally yes — newest towers with modern facilities, on a BTS/MRT line, command stronger tenant demand and rents, which is why investors track fresh launches closely.
