Overview

The short version

Unlike most destinations BAANLYY covers, Koh Tao does not have a purpose-built condominium tower market of its own. A direct check of DDproperty, Hipflat and FazWaz listings tagged to Koh Tao turned up a single individual apartment for sale island-wide, with no named developer-branded building behind it -- and a Hipflat project using “Koh Tao” in its own name that, on inspection, is physically located across the water on Koh Phangan. Koh Tao's own investment-potential guide says the same thing directly: condominiums here are essentially nonexistent. We'd rather tell you that plainly than dress up a single unverified listing or a scuba resort as a Koh Tao condo directory.

Why Koh Tao has no condo skyline

Koh Tao is a small (roughly 21 sq km), steep, ferry-only island whose economy runs on scuba diving rather than institutional property development. Almost all of the flat, buildable land sits in a narrow band behind Sairee and Mae Haad beaches, and much of what does get built is held through leasehold or a registered Thai company structure to run a dive resort, guesthouse or bungalow business -- not the individually titled freehold condominium ownership model that anchors condo towers on Phuket, Koh Samui or the mainland. Add an island-wide reliance on private wells and boreholes rather than a full mains water network, and the case for large-scale institutional condo construction simply isn't there.

What housing actually exists on Koh Tao

Long-term renters on Koh Tao typically choose from dive-resort staff rooms, guesthouse rooms let by the month, and a small number of independently-run hillside villa and studio-apartment operators -- Koh Tao Heights above Sairee is one example, offering pool villas, boutique villas and studio apartments on a resort model rather than as individually-owned condo units for sale. These arrangements are usually made directly with the resort or landlord rather than through the major national property portals. Where the real condo supply is: Koh Samui & Koh Phangan

If what you actually want is condominium or high-rise apartment living in this part of the Gulf of Thailand, Koh Tao's two ferry-linked neighbours are the honest answer. Koh Samui has an established and still-growing condo market spanning Chaweng, Bophut and Lamai. Koh Phangan, the district Koh Tao itself sits under administratively, has a smaller but genuine and fast-growing condo and villa-project market of its own.
