Why Phang Nga

Phang Nga is an Andaman-coast province directly north of Phuket, covering roughly 4,171 km² across eight districts and home to about 267,000 people. Its defining feature is Ao Phang Nga Bay -- a seascape of dramatic limestone karst towers rising out of calm, emerald water, protected as Ao Phang Nga National Park and made globally famous when Khao Phing Kan and Ko Ta Pu were filmed for the 1974 James Bond movie The Man with the Golden Gun, ever since nicknamed "James Bond Island." The province is also home to Khao Lak, its main beach-resort town, and to the Similan and Surin Islands' celebrated dive sites. Phang Nga's economy has shifted over the past few decades from tin mining -- once dominant, in sharp decline since the 1980s -- toward fishing and agriculture (rubber, oil palm, coconut and cashew employ close to half the province) alongside a growing tourism sector.

Where to live

Phang Nga Town, the low-cost administrative capital, suits those who want proximity to Phuket (about an hour by road) and Ao Phang Nga Bay without beach-town prices. Khao Lak, an hour north of Phuket International Airport, is the province's real beach-resort hub and carries by far its largest long-stay foreign population, dive operators and rental condo/villa stock. Natai Beach and Thai Mueang, in Khok Kloi subdistrict, offer a remote, upscale 10km-plus stretch of coastline with a handful of five-star resorts and luxury villas -- mostly short-stay rentals rather than standard monthly leases. Khura Buri and the province's northern reaches, the mainland gateway to the Similan and Surin Islands, remain the least developed for long-term renters -- simple guesthouses geared to seasonal dive tourism rather than condo or villa stock.

Getting around

Phang Nga has no operating commercial airport of its own today -- Phuket International Airport (HKT) is the main gateway, roughly 45 minutes to an hour from Phang Nga Town or Natai Beach, and about an hour to Khao Lak. That is set to change: Airports of Thailand has earmarked a roughly 6,500-rai (1,040-hectare) site in Khok Kloi subdistrict, Takua Thung district, for the proposed Andaman International Airport, budgeted at about ฿75 billion. As of 2026 the project remains in the planning and land-acquisition phase, with construction targeted to begin in 2027 and the airport expected to open around 2032 -- worth watching closely if it materialises on schedule, since it would sit close to both Natai Beach and Phang Nga Town. Within the province, there is no rail network; getting around relies on Highway 4 (Phetkasem Road, linking Phuket, Phang Nga, Krabi and Surat Thani), cars, motorbikes, songthaews and organised tours, with Thap Lamu Pier near Khao Lak and Khura Buri's piers serving the Similan and Surin Islands.

Tin mining once dominated Phang Nga's economy but declined sharply after the 1980s as reserves depleted and global prices fell. Today, fishing and agriculture -- rubber, oil palm, coconut and cashew -- employ close to 45% of the province's population, alongside a tourism sector built on Khao Lak's beaches, the Similan and Surin Islands' diving, and Ao Phang Nga Bay's karst-island boat tours, most visibly at Khao Phing Kan and Ko Ta Pu ("James Bond Island"). Most foreigners who settle in Phang Nga choose Khao Lak specifically, for its beach lifestyle, dive community and lower costs than Phuket, or Natai Beach for a quieter, higher-end retreat close to Phuket's airport. As elsewhere in Thailand, retirement, marriage, DTV, education and LTR visas are the common long-stay routes, and since Phang Nga has no international airport of its own today, most visa business routes through Phuket or Bangkok -- something to plan around until the proposed Andaman International Airport, if built on schedule, changes that from the early 2030s. Foreigners can own condominium units freehold within each building's 49% foreign-ownership quota; villas and land, more common than condos in Phang Nga outside a few Khao Lak developments, are typically held on a registered long lease or through a Thai company structure.

Phang Nga has no single official cost-of-living benchmark, so the most useful reference point is Khao Lak, the province's best-documented town for rent, food, transport and utilities. Costs there run meaningfully below Phuket for equivalent rentals and dining, while Phang Nga Town and the rural north are cheaper still but offer far less rental stock and fewer amenities to spend on. Anyone budgeting for a move should treat Khao Lak figures as the realistic reference case rather than assuming province-wide uniformity.

Phang Nga shares the Andaman coast's two-season calendar with Phuket and Krabi: a dry, sunny high season from November to April and a green monsoon season from May to October. The single biggest weather-driven disruption here is that the Similan Islands and Surin Islands national parks close entirely for roughly five months each year, typically mid-May to mid-October, to protect the marine ecosystem and because open-sea crossings become unsafe -- plan any Similan/Surin trip for the November-April window. Phang Nga Bay itself, being largely sheltered, stays more accessible through the monsoon than the fully exposed island routes.
