How Pattaya's areas are organised

Pattaya spreads along a single stretch of Gulf coast plus an inland villa belt, so choosing where to live comes down to zone and pace. BAANLYY groups the 18 areas it maps into three zones: Beachfront & City Centre — the coastal run from Central Pattaya and Jomtien down through Pratumnak, Wong Amat, Naklua, Na Jomtien, Ban Amphur and Bang Saray; East Pattaya (Villas & Estates) — the inland belt of gated villages, pool villas and golf around Nong Prue, Huay Yai, Khao Talo, Mabprachan Lake, Takhian Tia and Silverlake; and Outer Towns & Gateway — Bang Lamung, Sattahip and Ban Chang, the quieter administrative and naval towns toward U-Tapao airport and Rayong. Central Pattaya is the default for first-timers and remote workers — the widest rental supply, malls, dining and nightlife all within walking distance. Jomtien suits families and long-stayers who want a calmer, swimmable beach. Pratumnak and Wong Amat suit those wanting an upscale, quieter setting still close to the centre.

What's the cheapest area to rent in Pattaya?

Bang Lamung, Sattahip, Silverlake and Ban Chang have the lowest rents citywide, typically 5,000–10,000 THB a month for a studio, followed by East Pattaya's inland villages (Nong Prue, Khao Talo, Mabprachan Lake, Takhian Tia) for anyone wanting a house rather than a condo.

Which Pattaya area is best for families?

Jomtien and East Pattaya (Nong Prue, Mabprachan Lake, Huay Yai) are the most popular family bases — Jomtien for its long swimmable beach and international schools nearby, East Pattaya for gated villages, pool villas and more space per baht. Pratumnak adds a quieter, greener option minutes from the centre.

Do I need a car or scooter to get around Pattaya?

Not in Central Pattaya, Jomtien or Naklua, where blue songthaews (baht buses) and Grab cover daily life along the beach road. Once you move into East Pattaya's inland villages or the outer towns of Bang Lamung, Sattahip and Ban Chang, a car or motorbike becomes close to essential for reaching malls, hospitals and the beach road.
