Chiang Rai's property market is unlike Chiang Mai or the coastal resort cities: purpose-built condominium towers are rare, and most foreigners rent houses or low-rise apartments that sit outside the Condominium Act. D Condo Hyde (Rop Wiang) and Q House Condo (Rim Kok) are the two genuine freehold condos in the city with a foreign-ownership quota, both completed in the mid-2010s with pool, gym and 24-hour security. Beyond the city, the province is better known for its landmark resorts — riverside hotels a few minutes from downtown, plus the mountain and Golden Triangle retreats further afield. Foreigners can own condominium units freehold within a building's 49% quota; houses and land are held on a registered long lease or through a Thai company.
