A curated guide to the province's notable developments — what they offer, where they sit, and how ownership really works. Chiang Rai has very few purpose-built condo towers, so this guide pairs the city's two genuine freehold condominiums with the landmark riverside and mountain resorts that define the wider province.
Chiang Rai's property market is unlike Chiang Mai or the coastal resort cities: purpose-built condominium towers are rare, and most foreigners rent houses or low-rise apartments that sit outside the Condominium Act. D Condo Hyde (Rop Wiang) and Q House Condo (Rim Kok) are the two genuine freehold condos in the city with a foreign-ownership quota, both completed in the mid-2010s with pool, gym and 24-hour security. Beyond the city, the province is better known for its landmark resorts — riverside hotels a few minutes from downtown, plus the mountain and Golden Triangle retreats further afield. Foreigners can own condominium units freehold within a building's 49% quota; houses and land are held on a registered long lease or through a Thai company. The indicative figures for the resorts below are long-stay hotel rates, not everyday residential rent — for ordinary long-term rentals, follow the area-guide links. Always verify tenure, quota and current pricing per property.
D Condo Hyde Chiang Rai, developed by Sansiri and completed in 2016, is one of only two purpose-built freehold condo towers in Chiang Rai — two 8-storey blocks totalling 482 studio and one/two-bedroom units on Phahon Yothin Road near Central Plaza.
Q House Condo Chiangrai sits in Rim Kok, the riverside district that is one of Chiang Rai's few genuinely condo-style neighbourhoods, on Phahon Yothin Road north of the Kok River.
Le Méridien Chiang Rai Resort sits on the banks of the Kok River beneath a pair of 120-year-old rain trees, a quiet riverside counterpoint to the city centre a short drive away.
The Legend Chiang Rai Boutique River Resort & Spa sits directly on the Mae Kok River yet only five to ten minutes from the city centre, its 76 Lanna-style rooms, studios and pool villas overlooking an infinity-edged pool and a largely undeveloped riverbank.
Katiliya Mountain Resort & Spa is a hillside all-suite retreat above the tea and coffee terraces of Mae Salong, roughly a two-hour drive from Chiang Rai city in the far north of the province.
Anantara Golden Triangle Elephant Camp & Resort is perched on a bamboo-forested ridge above the point where the Mekong River meets the Myanmar and Laos borders, about an hour from Chiang Rai city.
Win Condo Baandu-Chiangrai is a 7-storey, 75-unit freehold condominium in Ban Du, the university and White Temple corridor south of Chiang Rai's city centre, completed in July 2015.
Start with the Chiang Rai city hub, read the areas guide for City Centre, Rim Kok, Central Plaza and the Ban Du/Rong Khun corridor, check the visa & housing guide, run the numbers with the investor tools, or browse the wider building directory.
