How it's scored: each area is rated 1–10 on eight relocation-relevant factors — history & culture, Bangkok access, family-friendliness, value, quiet, expat scene, transport and investment — and the BAANLYY Area Score is their average on a 0–100 scale. History & culture and Bangkok access stand in for the shopping/nightlife factors used on bigger-city guides, since Ayutthaya is a small UNESCO-listed historic town built around its river-ringed old city rather than a mall-anchored regional hub (see the things to do guide and getting around guide). It's a transparent comparison starting point, not investment advice — weight the factors that matter to you, then read the full areas guide for rent ranges and who each area suits.

FAQ

Frequently asked

What is the BAANLYY Ayutthaya Area Score? The BAANLYY Area Score is a transparent 0–100 rating for each Ayutthaya area. It's the average of eight relocation-relevant factors — history & culture, Bangkok access, family-friendliness, value, quiet, expat scene, transport and investment potential — each scored out of 10 from BAANLYY's Ayutthaya area dataset, then converted to a 100-point scale. History & culture and Bangkok access replace the shopping/nightlife factors used on bigger-city guides, since Ayutthaya is a small UNESCO-listed historic town built around its river-ringed old city and its easy commute to the capital, rather than a mall-anchored regional hub. It's a starting point for comparison, not investment advice.
Which Ayutthaya area scores highest? On the current overall score, Bang Pa-in & the Riverside East Corridor leads with a BAANLYY Area Score of 60, followed by Hua Ro & the Train Station District (59) and Historic Island & Old City (58). Scores balance all eight factors — your personal best area depends on whether you weight walkable history and atmosphere, or newer housing, family space and the easiest commute to Bangkok.
How should I use the score in Ayutthaya?Use the overall score to shortlist, then dig into the factors that matter most for a small historic-town move an hour from Bangkok — a history buff or retiree weighs history & culture and quiet on the historic island, a family or commuter weighs Bangkok access and family near Bang Pa-in or Wang Noi, and a budget-focused long-stayer weighs value above everything. Open the areas guide for rent ranges, lifestyle and who each area suits, then pair it with the cost of living guide and getting around guide before committing, or compare against the Udon Thani Area Score or Hat Yai Area Score if another value-focused, non-coastal city is on your shortlist too.
Why does the Historic Island score differently from Wang Noi and Bang Pa-in?The two ends of Ayutthaya's spread trade off in opposite directions. The Historic Island leads on history & culture and quiet — this is the UNESCO-listed old town ringed by red-brick temple ruins, walkable and cyclable, but with the smallest and oldest rental stock and almost no modern housing. Bang Pa-in and Wang Noi, on the eastern Bangkok-road corridor, trade that atmosphere for the newest housing stock, the best family and investment scores, and the most direct commute to the capital via the Asian Highway — Wang Noi's industrial estates also host most of Ayutthaya's small foreign working population. Hua Ro splits the difference, sitting right by the train station for the cheapest regular commute while staying a short ferry ride from the island's temples and night market.
