Overview

Santitham is where long-stayers go for value. Tucked between the north moat, Nimman and Chang Phueak, it is an unpretentious, densely local grid of low-rise apartments, street food, fresh markets and mom-and-pop shops — with rents noticeably below neighbouring Nimman.

Because it borders Nimman and Chang Phueak (Chiang Mai University and the bus station), Santitham is convenient and walkable to the same cafes and coworking spaces, while keeping a much more Thai, everyday character. It is a long-time favourite of budget-conscious digital nomads, students and teachers.

Expect older buildings, fewer pools and gyms, and some scruffy edges. What you get in return is authenticity, the cheapest sit-down meals in the central city and quick access to everything Nimman offers without the Nimman price tag.
