Why there’s no price-per-sqm column

No single, verified price-per-square-metre figure holds true across a whole neighbourhood — unit size, floor, view, building age and furnishing all move the number, and it shifts as listings turn over. Rather than publish one figure that would be wrong for most units, this tool sticks to typical monthly rent bands by unit size, which is what most relocating renters actually budget against. What actually separates one Bangkok neighbourhood from another

Rent is the first thing most people compare, but it isn’t the whole story. Transit access determines your daily commute and how much of the city is realistically reachable without a car. Safety and family-friendliness matter differently depending on whether you’re relocating solo or with kids. Nightlife and digital-nomad fit capture how a neighbourhood feels day to day — cafes, coworking, restaurants, walkability. Investment score weighs tenant demand and connectivity for anyone buying rather than renting. Comparing these side by side, before committing to a lease or a purchase, usually saves a mismatched decision later.

How the rent bands work

Each rent figure is a typical monthly range for that unit size in that neighbourhood — studio, one-bedroom, two-bedroom and three-bedroom/house. These bands reflect the general market tier of the area (prime, central, midtown, suburban and so on), not a single live listing. Actual asking rents within any one building can sit above or below the band depending on floor, view, age and finish. Use the band to compare neighbourhoods against each other, then check specific buildings or the market data section for current listings.

Reading the 1-10 scores

Transit, walkability, safety, luxury, nightlife, family-friendliness, digital-nomad fit and investment are each rated 1-10 on the same BAANLYY Area Score scale used across the site, including the full Area Score rankings. A checkmark next to a score means that neighbourhood leads your current selection on that specific dimension — it doesn’t mean the others score poorly in absolute terms, just relatively lower among the areas you’ve picked.

Why doesn't the tool show a price-per-square-metre figure?Because no single, verified number applies across a whole neighbourhood — unit size, floor, view, building age and furnishing all move the price, and it shifts as listings turn over. How many neighbourhoods can I compare at once?Up to three. Two is enough for a straight head-to-head; three lets you weigh a wider shortlist — for example one premium option against two better-value alternatives — without losing the side-by-side view.
Where does the comparison data come from?The same BAANLYY Area Score dataset that powers the neighbourhood profile pages, the /areas/compare matchups and the Bangkok Area Score rankings: real cost-of-living rent bands plus 1-10 ratings for transit, walkability, safety, luxury, nightlife, family-friendliness, digital-nomad fit and investment potential. It is reviewed periodically, not a live listing feed.
What does the checkmark on a score mean?It flags whichever neighbourhood in your selection scores highest on that row — for example the strongest transit access or the highest investment rating among the areas you picked. A tie means no single area leads on that dimension.
