Overview

Jomtien sits just south of Central Pattaya over Pratumnak Hill — a long, swimmable beach lined with condominium towers and a calmer, more residential pace than the centre. It is the heartland of Pattaya's long-stay community: retirees, remote workers and couples who want the beach and a settled routine rather than the buzz of Walking Street.

Jomtien Beach Road and the parallel Second Road carry most of the dining, markets and services, and the Jomtien Immigration office handles much of the city's visa paperwork. The condo market here is enormous and among the best value on the coast, from older beachfront blocks to large modern complexes with full resort facilities.
