Takhian Tia is the subdistrict that stretches inland behind Jomtien and Na Jomtien, a rolling belt of housing estates, standalone pool villas and still-undeveloped land that has grown steadily as buyers priced out of the beach zones look for space. It is residential and low-rise, mixing established moobaan with newer villa projects, and it works as a quieter, greener base a short hop from the southern beaches.

The appeal is a middle ground: you are five to ten minutes from Jomtien's swimmable beach and condo strip, close to Silverlake, water parks and golf, yet paying inland prices for a house and garden. It suits families and long-stay residents who want a pool villa near the south coast without paying beachfront rates, and who are happy to drive.
